What is Specialist Disability Accommodation (SDA)?
What exactly is a modular home?
SDA is purpose-built housing for NDIS participants with extreme functional impairment or very high support needs. It focuses on physical housing features that enhance independence.
It's a premium home built in high-tech factory modules. This process ensures precision quality control before the modules are transported and permanently installed on your land.
Who is eligible for SDA funding?
Are modular homes as strong as traditional builds?
Eligibility is determined by the NDIA based on whether you need high-level specialized housing to live safely and independently, beyond what standard support services can provide.
Yes. Our modular homes meet the same strict Australian Building Codes as standard homes and are often stronger as they must withstand transportation and crane installation.
How do I know which SDA design category I need?
Can I customize the accessibility features?
Your SDA design category (for example Improved Liveability, Fully Accessible, Robust or High Physical Support) is decided as part of your NDIS plan. An Occupational Therapist and other allied health professionals assess your daily living needs, mobility and safety requirements. We work with your team to interpret those reports and match you with designs that meet your approved category and support your long‑term independence.
Absolutely. We tailor every home to include features like wider halls, structural hoist supports, accessible joinery, and home automation tuned to your specific needs.
How long do modular homes last?
Our modular homes are permanent dwellings built for long-term residency. With standard maintenance, they will last just as long as any site-built Australian custom home.
Can I choose where my SDA home is located?
In most cases, yes. SDA funding in your NDIS plan covers the type of housing, not a specific address, so you can usually choose from approved SDA options in your preferred area. Availability can vary by region, so we’ll talk through locations that suit your support network, transport and community links, and help you explore sites or homes that fit your funding and goals.

Do I need SIL (Supported Independent Living) to access SDA?
No, you don’t always need SIL to access SDA. SDA and SIL are two separate supports in the NDIS. Some people receive both, others may have SDA with different support models (such as drop‑in supports or family support). What you need depends on your goals, how much day‑to‑day support you require and what is in your plan. We can work alongside your Support Coordinator to help you understand how SDA and support options can work together for you.
The Process & Funding
How do I start the building process?
The first step is a consultation to discuss your NDIS goals and site requirements. We then guide you through design, certification, fabrication, and finally, installation.
Does the NDIS pay for the entire build?
The NDIS provides ongoing SDA payments once you live in the home. The upfront construction is usually funded privately or through provider-partnered financing models.
How long does it take from start to finish?
Modular construction is up to 50% faster than traditional builds. Most homes are ready for occupancy within 16–20 weeks from the final site and permit approval.
What happens if my funding is still pending?
Don’t worry. We can provide standard plans and costings to help your Support Coordinator build a compelling case for your SDA housing request to the NDIA.

Are your homes fully NDIS compliant?
Yes. Every dwelling we build is independently certified by an accredited SDA Assessor before handover to ensure 100% compliance with NDIS Design Standards.
